Go broad and narrow at the same time: What I mean here is people try to go after just the top 1 or 3 keywords... which is were the majority of the focus is w/ the big players.

That's pretty broad and would pretty much allow you to get out of a contract for almost any reason, if you really wanted to.I'd suggest reading over the purchase contract your Realtor uses and see what exactly it says.
