Is there a "cheat sheet" of some kind on where to find certain figures?   

Well I think this is something that you and your husband need to discuss further and really dig into what fears/thoughts make him not want to invest in real estate.I am a buy and hold investor and I have had to have these kinds of conversations with my wife as well.What does he mean by he likes liquidity?

They want to sell it occupied.What kind of price, based on income alone, is typical?

In my state, which usually charges a 1.78% transfer/excise tax on each sale, this kind of transfer is exempt from it because it's essentially still 100% the same owner.However, I know that other states have a recording tax that applies to every single transaction. 

I have always loved hospitality business and I think I have the qualities to be successful in this kind of business.

However, that was not my case because I did not let myself off the hook - no excuses kind of attitude.

But $15K for any kind of rehab seems very minimal and there's more often than not other issues you will have to address that you weren't aware of.  

So we decided in lieu of selling our house we'd rent it.It was kind of a hybrid situation with the PM - we'd spent some time developing a relationship - she managed a large 200-300 unit apartment complex and was the head PM there - she was familiar with the tenant as he'd rented at her apt complex for 2-3 years with no problems. 

It's a new problem, we are new landlords, and kind of confused.
