I am touring the place soon but from pictures it looks like there is good flooring and cosmetics but the kitchen and bathrooms are old and could be updated with new appliances.

The plumber went to the property and encountered an issue where he too couldn’t access the stack line and found no outside clean out and said to gain access to vent he would likely have to make cutouts in the wall between the bathroom and the adjacent bedroom.

A tenant in one of my townhouses - which are all connected in a condo style within the community - advised my property manager of a leak which is coming from the roof.These are 3 floor units and on the highest floor, there is water leaking through the bathroom light, above the shower, whenever it rains.It barely ever rains in Las Vegas, but lately - with my luck - it's been raining here at least once per week.The HOA is responsible for maintaining the roofs.I quickly advised them of the issue, as did my property manager.They sent a work order to a roofer.

I am only a regular person, so I am missing lots of info involving code, where the best place to put lighting fixtures, how to design/modify plumbing, etc.Things I need: 1) to know best place to put electrical wiring, etc 2) to know the best place to put plumbing, etc 3) how to situate everything in bathroom and kitchen area... 4) advice periodWould a residential architect handle these things?

Purchase price: $225,000 Cash invested: $60,000 Sale price: $391,000This was a risky flip as there wasn't many comps in the area however we highly relied on the COVID market at the time and the fact that the property was the only five bedroom 3 bathroom home close to 3000 square feet in the area.
