Thanks @Jonathan R McLaughlin The current owner purchased it in 2012 for $165,000 plus negotiated a mechanics lien from $60K down to $30K, so we will just call it $200,000. 

A third tenant is a mechanic who moved from out of state , he found a job but wasnt making what he is worth , I made a few phone calls and hooked him up with one of the better shops in the area making almost double .  

Lesson learned: have MEPS's on your call list willing to do a quick inspection of the different mechanicals if you don't have a regular contractor willing to do a full house inspection so you don't take a $5000 hit to your budget.4.

Someone suggested "Just have him deed the property to you" but I'm not sure how the mechanics of the transaction work.

That business could be something like "handyman" where you do odd jobs for different folks, but it'll be tough if you're a handyman this week, a car mechanic the next, etc.
