Shop with rental space?

I have a heating and cooling business and I’m currently saving for a shop or warehouse to buy for the business. I want to buy something that has an area that can be rented out. I’m trying to plan ahead and figure out what type of building would be a good idea.

Maybe a closed down/abandon automotive shop that I can use for work and work on my cars a little as well, and rent out a section to someone trying to open an automotive shop?

Or an old warehouse that’s abandon, that I can rent office space out of?

Has anyone done this type of rental property’s?

I don’t believe it would be more cost effective to have one built but if there was a way for it to be more cost effective, I’d be down.
