@Stuart AlexanderThose are some of the things I have tried when I converted my garage in Colorado Springs to a separate studio kitchenette.

They had people living there illegally, and my other tenants took audio recordings  of them talking about random crimes and doing drugs, and then having a physical altercation with them in the common area.

@Shawn Holsapplethanks, i actually have a deal in the works for a 8 plex and two duplexes. most of those books I have the audio version and have listened to them over and over.

I have 16 hrs a day dedicated to my current job, so if the audio and video playback speeds could be adjusted in order to compress the time I dedicate to my education, it would be very helpful.

I am up late tonight because I am bugged by one thing...One of my builds was financed by a local investment company and for whatever reason they were bent on not giving me the money to build my mammoth four car garage with a full 1200 square foot studio above it.

Our realtor also warned us that studios are hard to sell and don't hold as much value as a 1+ bedroom condos.

Keep in mind I've also made repairs and upgrades to make that happen as well as buying well up front. (1) Studio, (1) 1 br with an office, (2) 2 br units. 

My goal is to offer more value than any other person out their and I'm pretty sure I do that.When someone buy's my stuff, their not buying a 300+ pages of guides and 12 CD's of audio....There buying and getting a short cut, condensed, lesson of my experience buying and selling over $11,000,000 worth of real estate and 120+ homes....That means, they don't need to make the same mistakes I did, they don't need to reinvent the wheel, they basically have an exact map of everything I've done to succeed.

One unit rents for $1300 and the other for $850 (minus me paying utilities).Realistically, 2 people couldn't live in my back unit (it's a small 400 SF detached studio) so if this were you and your wife, then you'd certainly have to occupy the $1300 unit.

Will each unit be a studio?
