If it appears to be doing well, generating activity, I up the budget. 

Wondering if I should always be keeping this active on all rentals.

Hell All,It's been awhile since I have been active on bigger pockets but for good reasons. :) After much reading and podcasting I decided to leverage the equity in my properties in the Palm Springs,CA  area and do  1031 exchanges for Multifamily properties in Memphis, TN where I had one 4 unit complex already. 

Using this approach will help you find the realtors who are actively listing in your area. 

We also buy very unloved buildings under the assumption that we will be gutting the building and replacing almost everything ... so typically do not bother with engaging an inspector or engineer unless we see something out of the ordinary (in a bad way) or we are having a Phase 1 done.However, in the beginning before we had acquired our present level of comfort and experience, we sent an inspector into most buildings ... if for no other reason than to provide input into maintenance and renovation planning.

Should have taken out the cash then but I wasn’t thinking since I wasn’t actively looking for a second property at the time. 

Agent said they received Multiple offers, hire than my offer ( I gave the MLS asking price  CASH-NSA)three weeks later the listing is still active ?

There's so much investor activity in the LA and OC areas and it's forcing a lot of investors to expand their outreach in order to find good deals.

I'm helping with all of the activities (minus cold calling and door knocking) that help to generate leads and acquire properties that they can either exit through wholesaling, fix and flip, wholetailing, and possibly buy and hold rentals.
