Well the house really is not worth $70k, and if rates go up, and housing goes down and these borrowers stop paying. whoever holds these notes could be in for a world of hurt.Geographic/state-level shifts?

I have some knowledge of the real estate world from listening to a number of Bigger Pockets Podcast episodes.

In a perfect world, I would never inherit tenants as it is always easier to start the relationship fresh with a new tenant, but that isn't how this business works. 

If the guest has an eviction, the answer is "NO" (you'll likely be saving your tenant a world of grief).

If not, you can use the zillows and redfins of the world but you have to put the work in to ensure the "similar properties" they list are in fact similar enough.

The Blackstone founders worked for someone else in investment banking prior to launching what is now one of the largest real estate companies in the world.
