Education is key, but, you will find out that a lot is learned and stored in the brain by actually doing things and finding ways of saving time, negotiating, making deals, etc.No need to panic, it will come together and we have all been there.You can do it too, and we are dragging you along with us!

How about a few flyers in strategic locations (i.e. local grocery stores)? 

The "Midnight Movers" thread made me think about this topic so resurrected it to get fresh insight to what everyone is doing.I currently only have one property I am holding, a SFR that is a 12 month lease with purchase option.

I checked with every furniture store in my area and they all said that they have done staging before but it had never lead to any referrals so they would no longer do it...

Ours was a former utility company that stores transformers on the lot and left behind PCBs. 

Buyers are not seeing any old or ruined items, everything is new, so even if you are only up to teh framing, the home still looks clean and fresh, with your renderings for visualization.

Gold needs to be stored somewhere and protected from thieves.I agree that we are headed for inflation.

Here in the SF Bay Area, we have several of those stores, which buy used cabinets in good shape. 

I had to drive home down the busiest street in Memphis with soap all over my truck, stop by the cleaners and the grocery store.
