She says they are moving back here because there is family in the area to help her 93 yr old mother, who she says she will put into assisted living soon.When I was going through the normal spiel about credit checks and sales contract and current mortgage payment info, she was like, well, I don't understand why you need that, we would be paying rent in advance...I don't like tenants arguing with me off the bat, I don't want a problem PITA tenant.I don't like out of state people, harder for me to look them up on county crime websites since I don't know the counties out there or if they have data online like we do here.From those of you with tons of rental experience, your thoughts?

In her case, I think it had to do with laws about the proceeds of the sale of their home regarding receiving financial help from the government with payments for a nursing home, where she was basically trying to keep them out of a care facility until the government would pay for most of it.           

My mother had a really good sense of smell; not all people are equal in this.

I was in Boise for about 6 months, and my mother and two sisters live there now.

My mother's house is a duplex and her tenants pay $800 when market rate is at least $1,400.

I met with the owner and found out that the house has been tied up in probate for 5 years and he stated that it was just resolved in June of this year. problem is I cant find a good deed or any information that would show this person who was the son of the previous owner as being the owner at this time or any one else the only deed that I can find is the deed that his mother had on the property.

What do you do if she goes into a nursing home but MAY be able to return? 

Presently I am a registered nurse and a nursing instructor.  

A friend that happens to be a landlord told me the renter is responsible for the cleanup b/c this is a nothing to do with the house, it was mother nature.
