I had just closed on my first flip, and it instantly showed me long term holding of RE is the only way to make it today if you want to be a true investor and not a  "Rank Speculator".  

You also got access to more items like brand name appliances and fixtures that could be instantly dropped into your drawings vs having to build from scratch.

I can easily pull money out of any of my index funds to buy RE instantly. 

Point being, not all BRRRR opportunities are instant ones, because if they were they wouldn't be on the market long.

One reason why I am still considering it is that I have most things written up in templates and often so many of my bookings are instant books so I don't even really need to have much interaction with the guests.  

IE or IN, everyone is posting with not enough knowledge to know about underwriting the instant case, the property the OP described.

I know there are a ton of variables, but could it be possible that the obsession for cash flow is instant gratification and will actually profit less than a high appreciation property in the long run?
