Looking to see if this might cashflow, or any wisdom from someone who may know the area to see if holding for an extended period of time (10 years) would be a good investment.

Now dead people can't hold title, so the husband's interest is held by his heirs and/or beneficiaries possibly subject to claims of creditors, which may or may not be your seller. 

One would have to be nuts to use a fintech bank and a public bank who's credit rating is crap when holding your (or your client's) money.

The business model I like today regarding multifamily 10 units plus is that with the type of long term, fixed rate financing now available in the commercial space buying and holding for a steady income is a sound choice.
