I had listened to an interview that featured Josh or Brandon a little over a month ago that drove me to Bigger Pockets.

Simply running out and obtaining templates to fill in can cause you harm if you are not familiar with important loan features.

The question is, was the $200K premium strictly based on the additional square footage, or did the larger property have other features that were more appealing than the lower-end comps?

Any unique features?

In my area there are brand new duplexes for sale just waiting for investors.Concerning price to build, you need to look at cost per sq foot for similar quality/feature new construction homes in your area.

I also am a Realtor but it's different using Realist as it doesn't offer the same features as ListSource (i.e. equity, etc.)

We were able to justify the spend with all of the features as we juggle up to 10 houses a time with a relatively small team.I have been using Podio for CRM, tracking lead statuses, and as a general contact database.
