We like vacations as much as anyone, but our most important travel goals and the reason we're in this involve frequent trips to Greece and Russia to see our families back there.

There a several that I frequent and I find them to be quite informative and the fellow attendees are friendly and helpful.

I have come up with the following options so far:-install shower with glass block window with tile surround and bath vent fan (no idea as to how waterproof this may be)-demo old tub, wall off window, install prefab tub/shower combo and bath vent fan -reframe window to be much smaller and higher on the wall, leave existing tub, install tile surround and plumbing for shower-leave as is and hope tenants don't care about not having a showerIn most of these cases it seems to really just boil down to whether I want to have a window that can be opened to alleviate wet room moisture, or install a vent fan. 

I'm a huge fan of Skype, I use the IM features at home, and the calling features have saved me a fortune when I'm abroad.

My experience with a flip I sold last month (the rules seem to change frequently) was this.

Condition transaltes into future capex and what you need to budget for the next 10 years (or otherwise could catch you by surprise) is the main concern, but also easily mitigated if you know what you are looking at.Second, I am not a big fan of FHA 3.5% loans.
