I am personally very grateful that the security deposit provision retains the right to cure as I am a big fan of the security deposit.

I do not have CoStar and until after our first deal it isn't something in our budget, I was sent Reonomy but... personal preference not a fan.

Good thing you brought up HOAs, i am not a fan of those fees whatsoever.As for the FHA loan... that’s a great point.

David Green is a fan of house hacking in low/no cashflow areas.Seeking owner finance may be of some help, but the condition is generally not turn key.

As a caveat- I am not a fan of legislators dictating how business is done, and for the most part, Idaho has been great about this.

General cleanliness and damage, check under sinks for leaks, look for mold, check furnace filer if applicable, make sure the bathroom fan works and ask them if everything is operating properly.

Although fireplaces are scattered throughout the house, the listing description notes that the hearth in the master bedroom will be especially welcome “for those chilly New England winters” (the understatement of the year).
