They sell them at Home Depot, Lowe’s, etc and you could always buy/install same day if the unit dies.We moved into one of our rentals (HVAC original to 1950s) and the AC “died” last summer...got 3 portable units and loved them so much that we still haven’t replaced the HVAC (heat still works perfectly).

So if you are looking for well qualified tenants stick closer to Orlando and bigger/newer areas (lake nona, winter garden etc) If you are looking for price point and new construction is an option, I would recommend getting in early on a bigger development so the builder will force appreciation for you and you'll still have plenty of tenant options.

We improved by adding AC, do the garden, build an outside shower and a pool and adding privacy fencing.The project for the small neighbourhood is also finished now, no more building sites in the neighbourhood.
