Investment Info:

Single-family residence wholesale investment.

Purchase price: $36,000
Sale price: $47,000

This was a wholesale deal that we found driving for dollars and texting the seller.

What made you interested in investing in this type of deal?

Potential for cash.

How did you find this deal and how did you negotiate it?

This was a wholesale deal that we found driving for dollars and texting the seller.

How did you finance this deal?

This was a wholesale deal so no financing was involved.

How did you add value to the deal?

We were able to help a distressed seller get out from under a second home that they hadn't lived in for 2 years.

What was the outcome?

We were able to provide the seller with cash for their home and a flipper with a home to fix up in the classic Garden District in Monroe, LA.

Lessons learned? Challenges?

We sold this home to a realtor who conducted a flip, which was interesting.

We sold the home to a real estate agent. They then flipped the home.
