Many do things so wrong they have to sell for top dollar to make any money..sometime deals wnt go fast investors sitting In the wing waiting, they dnt like that.

If you're going to list the finished home with him, he should do it at no cost.There's more than meets the eye to running good comps and if you get it wrong, it can be a disaster, so I think it's worth getting it done right.

Hmmm well the intent of a 1031 has to be into another investment property...I'd worry this may fall more into a gray area if its being entered into, already technically lined up to be sold but I could be wrong.
