@Aaron Merrill Direct mail is a good, time-wise way to find properties.

It would seem wise for banks to allow people to purchase stock on a loan if it was issued by the company.

Do I just wing it and go with a generalized assumption like a best case/probable/worst case scenario and get my lender/partner to say if rehab costs are estimated to be in the best case/probable scenario then were clear to go other wise the MAO would need to be lowered to reflect the increase in rehab?

Don't invest in real estate because you feel like you have to do something with the money... just do it because it really IS a wise way to make more money with money.It is not that hard at all to make money if you have money, with real estate.Sounds like you will have fun.

We wisely sold off a lot of our low income over the past two years. 

Since you can afford to take down a big cabin, you'll get great results (assuming you didn't get in for too much money).Wear-wise, I'd say that generally speaking it's about the same. 

Sorry this is kind of a complicated situation.I guess my question is, what do I need to do lease-wise to have a formal set of rules that must be followed?

@Jay Helms it might be wise of them to let them do more than give me a template as this would be my first deal.
