Do I just wing it and go with a generalized assumption like a best case/probable/worst case scenario and get my lender/partner to say if rehab costs are estimated to be in the best case/probable scenario then were clear to go other wise the MAO would need to be lowered to reflect the increase in rehab?

Don't invest in real estate because you feel like you have to do something with the money... just do it because it really IS a wise way to make more money with money.It is not that hard at all to make money if you have money, with real estate.Sounds like you will have fun.

Since you can afford to take down a big cabin, you'll get great results (assuming you didn't get in for too much money).Wear-wise, I'd say that generally speaking it's about the same.
