Adult children having Mom find the rental is a clue the child does not have it together enough to learn how to find their own housing.

I would expect the Philly area to be closer to the higher end because of the cost of living.Entry level commercial real estate positions will probably start out a bit higher but also will be more competitive.Consider getting your RE license out of the way to make yourself more competitive.You probably won't find out if the principals of the company actively invest in RE themselves until the interview process, but you may get clues from the bios on their website or by doing a bit of digging.The owner of the company will invest in you if he or she sees a benefit to the company.

Daniel, as to seller financing......I suggest you read right here and stay off the internet with gurus posting about things they figure out on a calculator and not having a clue beyond that.

In Israel for the last 7 years there is harsh RE bubble... looking back 7 years ago the prices doubled. for example my apartment went from $100k to $220k. everyone says its a bubble and its going to explode soon but nothing happens (|that was 3 years ago). in this reality its not possible to start investing in RE here. my qustion: should i wait for the bubble to burst and then buy(no clue when it will happen) OR should i go all in and buy now?
