A house with new roof and heating and updated should have less capex then one not updated in 15 years.On a single family home in DC area I would say $200 a month is low.As a side note I always replace all fixtures and receptacles when I acquire a property - avoids the incidental calls of a plumber or electrician at $85/hour to fix a leaky faucet or faulty outlet.
