I assume I would do 20% down plus closing, and I'd probably buy turn-key houses that don't need rehab since I can't be there in person to remodel anything.

The home is a 3 bed/1 bath sfh and just finished remodeling including new roof and hot water heater. 

To remodel an average 3 bedroom, 2 bathroom, 1700 square foot 1950s ranch style home around here costs me about $150,000.

I don't have to tell her to clean the toilets or to change the bedding, but I do have her check to see if anything is missing and I have a list for that.

Its currently under construction with total remodel to be done at closing of sale (they say).  

I had a tenant cause a serious plumbing blockage by flushing tampons down the toilet.

(This doesn't mean they have to be a total wreck, but maybe someone started remodeling and there are some open walls or they don't have a working bathroom, or the roof needs to be replaced immediately.) 

We are nearing completion of the remodel on this property to either sell or rent (within the next 60 days). 

A local Central Square developer gutted and remodeled a building near us into a boutique B&B but it came online in the middle of the pandemic and he ran out of money.

If you do cats-- clearly state and sign off about flushing litter down a toilet, you'd think it's common sense-- it's not!
