I prefer flipping over rentals, mostly because I don't have the patience for the three "T"s - termites, toilets and tenants.We're just wrapping up a flip in Rockland that should net us close to $60,000 and we're looking at the next one.

I'm about to renew a lease agreement with my tenant for one of my properties and I would like to include the information below.In case of a hurricane warning tenant must put hurricane panels (we have panels at the property);The tenant should change AC filters every month and drain AC pan as needed.Please let me know if it's okay to add this information or not.

I would not recommend you consider hard money because:you live in the property the rates and fees are too high and it would be like jumping out of the frying pan into the fire.

Quite frankly overflowed toilet or bath is much more likely than explosion.
