I would stay an hour late past closing by myself to fix other lazy coworkers messes and straighten up and put tires away and clean up, then show up two minutes late the next day and get screamed at for it even after pointing out all the help I did the night before.

Before you even start talking financing, you should estimate if the properties are good enough to cash flow or have any ROI.Multi family is not that time consuming because they pay its own PM.If he's tired landlord, then maybe properties are not that good of an investment to start with.
