The reason why is that the potential upside of income as the years go by will be about 20 to 30% more than the technician path, and the even bigger reason to do so is that project managers don't get texted awake at 2 a.m. to address a server alert. 

I wouldn't worry about that part of it.I think the issue here is there's no money to be made for the investor, and therefore no motivation to buy.

Are they motivated and do they have 100,000 sitting in their bank account?

it is best if the current manager can reach our via phone/text/email/letter, however they communicate with the tenants about a week before you approach the tenants.

The deal is so small you are going to have lenders motivated to lend commercially and be alright with you taking on additional debt so you're basically looking for an equity partner willing to take on this arrangement.  

Long story short we have had several different complaints all that we document via email, texts, and phone conversation with the original gal who signed the lease.
