If you can find a good mentor early on who will teach you how to help your clients make good decisions and make sure their interests are well protected that is golden.- When you're starting out it's easy to get overwhelmed, but I think it's really important to remember that with each contact and transaction you have the option of essentially putting money into a savings account with an insanely high rate of compound interest.

You have to have the direct contract with the property owner, and a joint venture agreement does not provide you that, even though many people are doing it and teaching that it is legal.  2) All those signed on the street that you see around town are illegal.

So, perhaps my question/suggestion for your course is not necessarily to teach how to use the data to avoid certain areas, but rather to teach how to adjust the numbers in your deals so that it does work.

trying to fake others out that you paid far more for the property than you really did.Yeah, I’ve done that where I bought by QCD, no value shown, so the recorder asks for a value for the doc stamps.....paid extra reflecting a higher price when I knew I was going to quick flip to a rehabbed/investor with no repairs being done.....they still always complained about the profit they “thought” I made :-).well we will see a run now on over paying for transfer stamps.. the guru's I don't think even teach this one.. :)
