title company will walk you through it since AZ is not an attorney closing state.just negotiate the rate of return.. do check your usury laws and make sure your not violating those.. title company wont do that for you.lender may need to be licensed but commercial non owner may be exempt I know in NV its not neither is Oregon or CA but most states have a carve out if its a one off IE its the only loan she makes and she does not hold herself out as a lender in any means..not really complicated.

I got my license pre 08 based on my HML experience in CA.but today its just like real estate at least in the states I know.. you need a mortgage broker / banker to sponsor you.. then work for a few years then you can apply to become your own banker broker.but do check the state laws.

Note the the law sees it different (they see an single member LLC as a different entity and hence you get asset protection...if everything is set up right).However, the IRS disregards the single member LLC for tax purposes.

The law's on BPO's vary by state and some only allow a broker/agent to do them in the chance of getting a listing versus actual payment.Also the broker/agent unless a principal owner should review their IC ( independent contractor) agreement with the brokerage.
