Solid post and would agree with everything - but the last one - "Local or National Expert" - I do think there is still value here but I would say this is the one area that is being I'd argue reduced in importance via technology and ability to reach people digitally and remotely - but like you said, its really more important for people trying to scale - where if its your first or second, local probably makes a lot of sense

What I would do is tell them you sold it and person moving in once mom moves out. they will never know that you did not sell it.

Personally, I do not believe these fees are in the best interest of the owner and we do not charge mark ups on maintenance.

Personally and this is just my opinion, but I am not a fan of 100% financing as gives you no liquidity and not many options if you needed to exit the deal for some reason.
