The home is an older non financeable, very cute single wide with a nice kitchen and large living room.  

While someone may be a "neighborhood expert", most good agents can cover a pretty wide area competently.  

There is a problem with eviction discovery and it is industry wide.

We lived in a double wide in a trailer park for 5 years.

And since I'm new to this, I'm wide open to any suggestions on how to evaluate multi-families and on how to do business in general.Thanks to any/all who help!

As you should know, anyone who hopes to have any real expertise in this type of law must be aware of and consider a very wide range of laws and secondary legislation and work hard to keep current on the rapid changes in rules and regulations as well as what is on the regulator's minds.

So, I am guessing a class on real estate wholesaling class must have recently let out or something because I have just been inundated with wholesalers bringing me deals this week. But here is what has been driving me ...

That's not even close to a wide enough spread if you are planning on wholesaling it.
