Echo what @Casey Christensen said just to drive home the point.With so many people involved you would be ten shades of crazy to not get an LLC created and some solid articles of organization defined to figure out how you will handle all the different situations that WILL occur when one of the five you gets mad, feels like they are working harder than the rest, has covered more expenses than someone else, or one of a million different issues.Before you all even buy your first property you all need to talk about the worse case scenario and agree how you want to handle it.

Hey Michael, i own and run a marketing agency and for me personally, when i see real estate experience, i automatically give the person a boost in the application/interviewing phase. for me it's just an experience we share so i'd like to talk about it or know in the future we could. so i guess i'm saying unless there is a reason not to put it on your resume i would. i shows responsibility in other areas plus additional skills, and you just never know what might make you different or unique when applying to a position.

Your agent doesn't necessarily have to be an expert on investing either, the most important skill for them is to know how to find the houses.

I estimate that we have well over 1200, maybe 1500 active investors in the Milwaukee area, some of them are part of the different organizations like Brew City Group (join on FB), Milwaukee REIA and the Appartment Association, many are very private and you will never see.

After analyzing many many deals, I realized that the 3 bed 2 bath combo in our area was the best purchase price/rental income combo.I put my attorney research skills to work by doing some digging online and in the public records and found out that the owners of the property were the children of a couple that recently passed away.
