simple transfer out of the LLC to your personal name.. its not like the LLC is some magic shield against liability for a single member or closely held LLC they are easily pierced if that's what your worried about.

Is there any sort of "package" I can present showing before and after photos; something as simple as that?  

A very simple but big concern that arises is an exit strategy - what if you purchase the property over market value, and suddenly need to get out.

Depending on how the house is wired it could be a nightmare or it could be rather simple.
