I have lots of clients that flip a few, hold one, flip a few, hold one.  

I would never use a national resource for title searches unless it was a national title underwriter. all my note transactions are done by the local title company  No national vendors all fresh title I know most don't want to do this but I am not going to be that guy that gets a client into a bad title situation.. so we are over kill for sure as we order a new escrow on each note assignment.. but hey better safe than sorry when it comes to our investors dollars.

You are correct, reviews from their clients are very important, by reading those you can get a feel of what to expect if you were to become a client.

Eventually (for some of our clients as soon as 7 years) he'd have at least a few free and clear properties, 80% funded by tenants, doing nothing but providing income. 

Of course since we are new to the area we are looking for local real estate agents to network with who can give us a feel for the market climate and whom we can refer clients to.

Hey Bob, Really appreciate it, yes I have heard some great things bout REIA meetings, been to a few definitely seems like a great place to network and get your name and face out into the community that you are serving. 

I actually work on a lot of deals down here in Orlando that require it to be a mail away due to the clients being out of state or international. 

Out of the 1,774 calls that were answered, agents were able to set a total of 19 appointments with prospective clients, and 11 referrals were received.
