Some of them are rough neighborhoods, but you can still see the remnants of old mansions.

@Tj Hines, as Ryan mentioned, it's common for you to be able to see the T12 and Rent Roll for the property prior to putting in your offer.

I'm thinking if the tenant is aware that they may reap the rewards of upgrades and changes in the lease that they may see the raise in rent as a positive?

That's why I got the EIN for the Sole Prop.I guess my main question is if I have this Sole Prop with an EIN, Do I need to do anything regarding taxes to make sure the IRS doesn't see the Sole Prop as not paying taxes?
