Make sure the contractors your working with know and understand the big picture so they can plan ahead won't have to disturb the tenant later on down the road.

He owed everything from trash collection, to city taxes, to contractor liens.

I relate to @Andrew Syrios blog post, but on a smaller scale, pretty scary how similar our experiences are.. fired a contractor and one of my SFR flooded..)  

I haven’t gotten the exact cost of doing the electric but my contractor estimated we would need a pole to reach the house and that alone would cost $1800 plus hook up but I need to call the company to get exact amounts to see if it is worth it.

This requires more knowledge of contractors, conditions of homes, and a little more risk.

I have 4 people that work with me as a 1099 contractors, Accountant told me that i cant deduct taking them out to eat, is that correct?
