This could have been handled in escrow as part of the closing, and no funds would have been exchanged outside of closing.

I've also considered 1031 exchange, however I'm not sure I will have the bandwidth to take on a new project in the next couple of months.

My investors and I happily gave up any cash flow we could have obtained from some sort of variable rate bridge interest only debt in exchange for the safety and security of a long term fixed rate - no prepay either.

There needs to be an equal value exchange on both sides and from what I have experienced, having a mentor is much more “indirect” then “direct”.

I will be standing outside a property and some random guy will drive up and ask if I am selling, and we'll wind up talking about real estate for an hour and exchange numbers... but send a virtual assistant to call me 3x per week and not even reveal the name of the company she works for and you will get "smug" posts complaining about it..... and I only complain, I've never turned anyone in (yet) or really interfered with anyone's business.
