should rent owned to previous owner pass to buyer

we just recently bought a property. It has been closed recently. We did not get leases before closing. The tenant paid upfront to end of May and tenant then adopted a pet. this pet fee and pet rent has never been paid. Seller is deducted those money owned (pet fee and pet rents) from the rent paid upfront and pass what is left to us. Is this what it suppose to be?
