I got the current owners (person who is selling me the property) blessing to post the house for rent right now with a move in date of August 1st if I wanted to. 

If you're selling to flipper and the contractor isn't part of that, not sure it will be possible to get a reliable person. 

What do you think you will get of paying for a course right now that you can't get out of networking in-person with other wholesalers and quick flippers near you?

Personally I am looking for something different but accountants all seem to use QB.

Your thought process on the contractor providing quotes to possibly "win" a job may seem correct on surface level as a lot of businesses offer "free-mium" products - but ultimately time is money, especially in real estate where good contractors are in high demand and could better spend their time finishing a project before accepting the next one. 

@Dave Foster would be a great person to talk to/work with, he really knows his stuff on 1031 exchanges.  

I'm unsure how well it is now since it was acquired but Ryan (Founder) cared a lot about his product so I'm sure it's still fine.

Personally I would call your local investment guru agent or property manager and see what you can do.

@Justin Reyes Let me ask you this...If you owned a marketable piece of real estate and no longer cared to own the property what would you rather do: (a) Sell the property, pay off your mortgage and move on to other opportunities; or(b) Sell the property without paying off the loan,  remain liable for the loan as the note signer and trust the buyer will continue to make payments on that loan, and if they don't your personal credit is damaged?
