My soft costs not counting the building permits or loan fees on the 15 unit are around $40k after I fought my way threw city approvals.

There was an addition to the property prior to the current owner and my guess would be that the addition was not permitted.  

Un-permitted garage conversions are another one (this comes down to local custom).Maybe you are not reading the appraisal the right way.

I noticed our attorney's office used it once to stamp my membership certificate, but otherwise I heard the stamp's function is one of tradition rather than necessity.I still use it every now and then for official documents that my manager signs, such as business permits, leases, etc.

I mean the damage is done.The damage is so extensive it's wiped out the years rent I've already collected, but I can not permit such treatment and behavior.

I tell them that permits will be required for certain tasks, and that I am not pulling any permits - that is the contractor's job.I think that's about the whole list ...

Code enforcement had me pull a permit for replacing exterior doors, windows, some siding, and I couldn't reshingle the roof without permits.
