Hi,  Does anyone have experience either using Bilt Credit card to pay rent or collect rent?

Me and my eviction tenant are applying for the Court Based Rental Assistance Program together so she can pay the rent she owe me without an Eviction. 

Because my current property has a $150K mortgage, I would either pay cap gains on that pay off amount at closing or...2.

One part I am struggling with it to figure out how much I would be paying for utilities.

They are only concerned with current value of the asset on their books.They likely want to also see the full value so they can illustrate they are paying attention as a recordkeeper.

I've been educating myself on real estate for the past 3ish weeks or so but I have about 10k worth of credit card debt should I try and pay it all off so I can get my credit score up and have better approval odds for my first investment loan (I would be using my VA loan).

When they don’t pay it destroys relationships.

The college girls are very sweet. 2 play sports on scholarship and work and have told me they pay their own way with their scholarship money, loans, work etc and have good references from previous landlord and credit score. 

To estimate offer price after showing, do you know what are the things to pay attention to look?
