Reminder:Ground improvements qualify for bonus depreciation.This includes various landscaping.Roads and external parking areas.Sidewalks and pathways.Fences.Utility systems (including the installation or improvements to water, sewage, drainage, and electrical systems).Outdoor lighting.Rec facilities (like playgrounds, sports courts, and swimming pools).And more.It's a big category for depreciation/bonus depreciation that we love.

It seems by now people would expect, and I'd like an online format.

They might pay you 20% of the value for 25 or 30% ownership but then you are giving up a chunk of equity and likely put yourself underwater again with your 1st position mortgage.

Since this is being done with the ok from the lender - it seems like we need some version of #2 - where they give the blessing with a “change in terms” or assumption - and that we negotiate what changes are acceptable.
