The underwriter reasoned that the HOA accounted for on going maintenance operating the property and the income being discounted by 25% is already accounting for this so it was not added into the calculation because we in essence would be hitting the borrower twice for maintenance.Guidelines change all the time but this was effective as of April this year.Hope that helped with regards to the investor, lending, and borrower perspectives.

I ran my whole HML company this way for years and had 30 million out So I am pretty sure about this.In other states like here in Oregon if you fractionlize an interest in a note the State takes the position its a security and you have register for a real estate paper offering.. a non registered security approved at the state level.Each state is different in this regard.. but for an investor to say put an add in craigslist..
