I am new to real estate investing and I’m just beginning to dig in.

I decided to dig further into this, as I could smell a rat a mile away!

A couple of things after digging into this.

That alone can cost 10k to dig up the street and install or more.

I did the almost identical thing...back to back years in Vegas.As an example, just my first Vegas prop: Summer 2016: $230k w/ 5% downlived there a yearbought second place & moved out (repeated this)rented the place outinitial cashflow $-125/monthdropped the $75 pmi/month by end of year 2equity paydown of $8k and appreciation of $70kraised to market rentnow cashflowing +$50/monthcashflow turnaround of +$175/month just by sitting on itAnd these aren’t pos digs either.

With two other rentals kicking in plus day jobs we can comfortably throw 4 to 5k per month at the note, and we could even dig into savings and put a modest dent in the HELOC too.If we refi'd we would have the HELOC freed up to purchase another rental should something pop up so I do like the flexibility in that regard. 

By having that type of exposure you will be more likely to get what you set it at.What town is it located in, I will do some digging for you.

I’m gonna dig in on preparing.

Not saying that you should pass, just would REALLY dig into the numbers.

Just takes some internal digging to find out if your job is worth staying or if it's worth taking the leap (which is always risky!).
