Most people will justify Themselves into a deal that does make money but only leaves them one option -- but as small time investors (non -national builders or renovators etc) we need to be way more picky and instead of doing more deals, doing better deals becuase we can't compete on economies of scale and we will run ourselves ragged trying to out bid on the deal, and then not getting enough out of one deal to pay the bills so we take on more deals than we can handle and then we are slaves to the cycle.

It seems uncommon to see a sponsor so transparent as to boldly list the full data upfront w/o one asking: all deals, all full cycle outcomes, and all held deals WITH "Deal to date" results vs original PPM projection.

So things that are a red flag for me may be fine for someone who is more aggressive, etc..1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where you think we are in the real estate cycles (financial and physical market cycles)b) Then only then pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.
