. $200 initial pet fee and $35/month pet rent is usually more than adequate.Also as a side note on the 25 lb limit some Landlords elect to utilize, I have seen significantly more damage to flooring, walls, and doors from small and medium size dogs over large dogs.

If you're going medium to large multis,which it appears to me you are,I think it's probably tough to limit by geography.And it won't make any difference anyways since you're supposed to plan for PM in all the BP calculators,even if you plan to self-manage.Look in all the top hot markets:Tampa,Jacksonville,Nashville,Austin,Charlotte....Analyze all the deals that look good at first sight much deeper with the BP calculator and decide on a few to make offers on.Try to cold call a commercial agent and ask for off market deals in those markets.By the time deals appear on LoopNet and cityfeet,it's too late.Good Luck.

They are also versatile enough to turn them into medium short-term rentals to further increase the cashflow if you find them in better areas and you guys got extra cash for renovation and furnishing.

In many ways they are similar, however, forums are a much better medium for asking questions and learning from a broad number of people, whereas on a blog, only one person (typically) puts out the initial content.Regardless, I want to welcome you to the site and the world of real estate social media!

Those that do usually limit the loan to $500,000 or more so below that amount and your choices become very limited.Below $100,000 is almost impossible so if you have any offer at all you had best consider it and not burn any bridges as it might be your only offer....Small to medium sized local banks might consider the loan because they can basically do what they please but any national lender most likely will not.2) To understand certain definitions.
