What is a good first REI project for someone like me who is a full-time medical student (working 12 hours per day currently)?

We have perfect year round weather, which opens the door for vacation rentals that can cash flow nicely, high demand, high rents, well educated work force, low unemployment, high quality of life (recreation, amusement, cultural offerings, sports venues, universities, medical care etc.).

You might have to hire a teacher or coach to help you with your learning.I am 59 years old and I found BP about 11 months ago while medically recovering and I still have not decided what to do.  

So I recently purchased a multifamily home in a great location, near bus lines, freeway on ramp, shopping center 2 mins away with gym, restaurants, gas station, grocery store etc.  5 mins to walmart, theaters, medical clinic, higher end restaurants etc.  

I'll just ask my hair brained question in the forums.However, the thought exercise of the apartment+car has lead to over $825/month of additional income for me.
