There are plenty of things I would have done different on this deal, but I am so glad I pulled the trigger.

I got my home inspectors license for similar reasons -- I wanted to be able to pull the trigger on deals more quickly and to have more confidence that I was building a complete scope of work.  

@Phil Van Dyke - I'm hoping that in the past two months that you have decided to pull the trigger on at least one of these houses.  

If your numbers are right, I would pull the trigger immediately.

@Patrick Wheeler rough estimate is 50% but all new plumbing and electrical will trigger a sprinkler system from my experience.

Of course, the reporting companies may massage the numbers on their end.
