Read books , read articles from bigger pockets and watch videos on YouTube.

Being new I took the time to get educated on the subject by the teaching of a few mentors, tons of bigger pockets youtube videos and a few good books I picked up along the way.

It should also identify if any issues are expected, such as asbestos, conditions for mold, aluminum wire, lead pipes, etc.

After seeing a ton of videos posted from people about wholesaling I was like wow that sound great and I know I could be successful doing this.

Honestly I'd be hesitant just to do anything like this in Chicago with its reputation of corrupt politicians and unions that seem to act more like the mafia, but at 1/10 the ARV in your home market sounds like a great find.I'm a small timer but I avoid homes built before 1978 because:* January 1978 was the official end of lead paint.

I’ve read books on it, listen to pod casts and watched you tube videos to better understand.

I remember waiting 3-4 months to get a check, but never stopped me once to keep going and getting more leads.

Lead me to that Lender, not requiring him/me to have any skin in the game!
