@Barima Opong-Owusu We usually run maintenance costs at 10% and in older buildings they're often higher so that expense item looks a little light.

The SFR is actually out of place for the current zoning, but of course it was grandfathered in.So the numbers are as follow, 160k asking price and rent should be 1200-1400 per month with a little work on the property, basically paint and landscaping from the looks of it.

-focus on Inland Empire where I could basically do exactly what I want to do which is do light rehab and flip on the really good deals I get and wholesale the slimmer one's for a fee-move to Phoenix and basically have the same strategy as for Inland Empire.
