As a point of reference, Fannie Mae and Freddie Mac (if you recognize them) say that 75% of that property value is the limit of debt for that property.

I think if you can find 80% ARV, that is good in coastal So Cal market (likely will require cash offer) but 80% of ARV will not allow a full extract of investment.  2) it is not the end of the world to not be able to extract out the full investment as long as it is in the plan and recognized.
