I would check some ads on the internet to see what market rent is for your area and price accordingly based on size, condition, amenities, etc.

Now if you're simply looking for stats regarding crime and schools and whether or not it's an emerging market, I would do basic research which can be found on the internet for the most part.  

I charge $30 and run each adult.Mysmartmove was good too, but I get enough applicants that don't have regular internet access that I would need an alternate method anyways.

I already have my own plans but they will need some adjusting based on square footage and layout I would like.

We are going to convert it into a 4 bed 2 bath and completely redo the floor plan - the current layout is chopped up and has a horrible flow.

I'd recommend a professional lender not  a internet or retail big bank lender as they typically will not have the expertise or patience to deal with their underwriters on this type of file.

I already realized that I made a error with how the vinyl looks, and I'm afraid I'd be compounding the mistake if I tried to pick a laminate that looks like the vinyl. ( The lesson is never select something on how it looks in the Internet when you only have a few minutes.)3) Will it be too noisy to put laminate upstairs and stairs?

You may like the lay out and be thinking you are buying a nice multifamily unit and be able to generate income at a certain level or perhaps live in one unit and rent out the other thereby getting financially assistance to pay off your mortgage if you plan to finance.
